    “Can we live in the house during the renovation?”

    Sometimes, depending on scope. For a true gut we usually phase it or recommend moving out for the heaviest stretch, it's faster and safer. We'll tell you honestly which one your project is before you sign anything.

    “How do you keep a job this big from dragging on?”

    A real schedule with the written number, sequenced trade by trade, plus weekly updates so slippage shows up early instead of at the end. We can't control every material lead time, but you'll always know where things stand.

    “How do I know the price won't run away?”

    The written scope covers the whole project, not a lowball with the hard parts left out. On older homes the surprises live behind walls, when we find one, you get the cost and options before we touch it.

    “Do you handle design and permits, or do I?”

    We pull the permits and coordinate inspections, and we can work with your designer or architect or point you to one. You shouldn't be standing in line at the county office.
