A new home built
by people you can reach.
We answer the phone, show up when we said, and finish what we start. Apparently that's a differentiator now.
The house gets built
the way it was drawn.
Plans and finished houses drift apart when nobody is watching the gap. The framer reads it one way, the plumber another, and you find out at the walkthrough. Our job is to close that gap before it opens.
One contract, start to finish.
Site work, foundation, framing, roof, mechanical, electrical, plumbing, and finishes under one agreement and one schedule. You are not coordinating six trades who have never worked together.
Priced off a real scope.
A written scope and allowances before anyone breaks ground, so you know what is included and what is not. Changes get priced and approved before the work happens, never discovered on a final invoice.
Permitted and inspected properly.
Licensed in North Carolina and South Carolina. We pull the permits, coordinate the engineering, and meet the inspectors, so the house passes on its own merits.
How an M22 project

The questions
everybody actually asks.
-
01
“Do you build from my plans or yours?”
Either. Bring an architect's set and we build it, or we bring in a designer and take it from sketch to permit drawings. Either way the plans are yours.
-
02
“Do you handle site work and utilities?”
Site work, utilities, and the driveway are part of the build. Buying the land is not. If you already have a lot, we walk it with you before pricing so nothing turns up later.
-
03
“How long does a new build take?”
It depends on the size, the site, and how fast the county moves. You get a schedule built around your plans and your lot before you sign, and we tell you when something slips instead of letting you notice on your own.
-
04
“What if I want to change something mid-build?”
Changes are normal on a new build. Each one gets written up with its cost and its effect on the schedule, and nothing starts until you approve it. Nothing gets built on a verbal.
-
05
“Who is actually on my jobsite?”
Trades we have worked with for years, supervised by M22 from foundation to final walkthrough.
The people who'll
be in your home.
You're not handing your house to whoever was free that week. You meet the M22 team, and the same vetted faces run your project from the first walkthrough to the last.
