    "What happens if we hit a problem mid-project?"

    Old houses and insurance jobs hide things. When we find something, you'll know before we touch it — what it is, what it costs, what your options are. You approve before we proceed. No surprise invoices at the end.

    "Do you use your own crews or subcontractors?"

    Subs. Same trades we've worked with for years, vetted on every project, and supervised by M22 from start to finish. You're not handing your house to strangers — and you're not paying employee overhead either.

    "What if I'm not happy with something?"

    Tell us. Before the walkthrough, during, or after. We'd rather fix it now than read about it later. The punch list isn't a formality — it's how we close out the job.

    "Will you take on a small job?"

    Depends. We're picky about scope, not price. If it's something we can run properly and finish well, yes. If it's better suited to a handyman, we'll tell you and point you somewhere good.

    "What am I actually paying for?"

    The scope to finish the job properly. Most cheap quotes leave out work the project actually needs — that scope shows up later as a change order, on someone else's timeline. Our written number includes everything the job will take. Compare the scopes, not just the bottom lines.

    "How long have you been doing this?"
